How Much Does It Cost to Renovate your Home?

NO on a serious note, every job is different to the next.
 
When renovating your home, it may be easier to break it down into each room and then discuss the price increases and price decreases of a certain renovation.
 
Lets start with the Bathroom….

How Much Does it Cost to Renovate Your Bathroom

A bathroom is the number one room to get renovated by most people first and with good reason, it is by far the most used room in the house, about on par with the kitchen however a bathroom can be quicker in some case and in most cases cheaper to renovate than a kitchen.
Bathroom renovations can range between $10,000- $40,000 it really depends on several variables.
A $10,000 bathroom renovation will involve keeping the plumbing where it is and more than likely keeping the floor tiles and possibly the wall tiles also. The bath may or may not be replaced but will remain in the same location.
When thinking of a $10,000 bathroom renovation you will more than likely complete the below:

• Re paint the walls
• Demo old fixtures and fittings and possibly wall tiles and replace with new
  • New shower
  • New taps and mixers (will use same style- taps or mixers and in wall or on basin spouts)
  • New shower screen
  • New vanity
  • New basin/s
  • New toilet
  • New down lights and possible new 3 in1 or exhaust fan

If you would like to completely re tile and rip up all old floor tiles you will need to add a further $4,000 and if you are considering floor to ceiling tiles add on more depending on the size of the bathroom.
 
When your renovation plans include moving the plumbing and replacing mostly with new pipes to get the bath and shower and or vanity in a new spot then you need to start your budget at $17,000.
If you would like nicer fixtures and fittings and double basin vanities, then your starting budget should be $20,000.
To get a very nice and high-end looking bathroom I suggest to our clients to expect to pay $25,000 and up. The increase will be due to size of the bathroom and the style and price of tiles you choose along with the obvious, the price you pay for your tapware, vanity and basins.
 
If you are considering replacing the walls and ceilings in your bathroom this will again increase the cost of your bathroom renovation by at least $1,000 more.
 
Bathrooms have so many different aspects that need to be considered when thinking about the cost, which is why each renovation is different to the next as each existing bathroom is different to the next.
 
Moving on to the kitchen…..

How Much Does it Cost to Renovate Your Kitchen?

​The second most used room in the house or arguably the most used, depending on how much of a keen cook you are…
Kitchens can be renovated on the cheap also, if you are just replacing the cabinet doors and re spraying bench tops you could spend $3,000 in the kitchen and get a new more modern looking kitchen.
 
However, if you are hoping to update your kitchen completely with all new flooring, cupboards, appliances, sinks and tapware then you need to have a budget of $20,000 and that would be a small 10m2 kitchen or less and using budget items. Bigger kitchens will begin at around $30,000 and could go up to $100,000.
 
You can spend $10,000 on an oven! Cabinetry for kitchens in our experience ranges from budgets of as little as $7,000 and up to $55,000!

The key to renovating your kitchen is doing a lot of research beforehand and going to your builder with exactly what you like and let them use their experience and supplier reach to give you options to help save money.  For example you may want 2 Pac painted doors and all SMEG appliances, however the builder may suggest going with a laminate door on your cabinetry to save $2,000 and also may get a cheaper price on electrical appliances direct with a commercial supplier to save you further.
Kitchens are very individual and getting prepared with what you want from floor coverings through to overhead cupboards and tapware is key to being better equipped at quoting time with your builder.
 
Next room to discuss…. 

How Much Does a Living and/or Dining Space Cost to Renovate? 
​

​These areas generally involve moving walls are painting and possibly changing over windows, doors and flooring. If you are doing all the above, then the price will start at $10,000 if a smaller space and could go up to $30,000 if you are replacing older style door with new Bifold doors or stacker doors.

Bi fold doors alone could cost $10,000. If you are keeping it simple and just painting the walls and replacing the flooring, you could change the look and feel of you living space for as little as $4,000.
Knocking down walls and patching up assuming no beams required in roof could cost $2,000 just to remove and patch up one wall!

However, opening up dining and living spaces to become open plan spaces is super popular today for good reason. 

How Much Does a Bedroom Cost to Renovate? 
​

A bedroom could be renovated for as little as $1,000 if using cheaper carpet and a simple lick of paint on the walls.

If you are replacing windows and going with a more costly flooring option, the average bedroom renovation may set you back $4,000.

Furthermore, if you are building the kidlets their amazing kiddie playroom/ bedroom you could easily put away $15,000.
 
Conclusion

So, as you can see from the above…… and mind you we have left out a few rooms.
A home renovations cost can vary from one house to the next.
 
It really depends on what work is required as to the cost will be.
 
It is always best to go to your builder fully equipped with what you want including but not limited to:

• What flooring you want
• What walls need to be removed
• Do you want to replace your tiles in the bathroom
• How high do you want your tiles in the bathroom and where
• What tapware, basins, baths and toilets you like
• Do you want to move and change the plumbing in the kitchen and bathroom
• What cabinetry do you want:  cupboards, drawers or both and what finishes will the doors and drawers be- laminate, 2 Pac, Vinyle  or different
• Are you replacing windows and doors, if so with what and where
• What areas need to be painted
• Are you removing walls
• Are you replacing any walls and ceilings with new Gyprock
• What style and type of tile do you want
• This list is not exhaustive, you need to make sure your Pinterest boards are filling up with your ideas and you are spending time on Instagram saving images you like so you can be super prepared when you brief your builder.
  The more prepared you are, the more your builder can help you on providing estimates and the better they can hep you to save on cost.
