What is the cost of extending a home?

Extending your home can be a great way to create more room for a growing family or changing needs of teenagers and parents. Best of all it can add significant value to your home, increasing your equity.

Most people want to know the cost of extending their home, unfortunately there is no exact way of knowing what the cost will be to extend your home unless you have a  full set of plans drawn up and you know what materials, fixtures and fitting you wish to use.​

Estimated costs of home extensions

Some builders work off a minimum of $1,000m2, however this can go upwards and beyond $3,000m2 depending on the materials chosen, the rooms you are adding on, if you are renovating the current house and fixtures and fittings i.e. from light choices through to taps and cabinetry.

Each of these elements will contribute towards the cost of building your extension.   Wet areas and kitchens really add to the m2 price whereas bedrooms or rooms that require no plumbing, tiling and cabinetry can reduce the m2 price.

Will the extension require doors and windows, if so how many? All these questions need to be known before you can work on a relevant estimate for your extension.

Mount Hawthorn Extension and Renovation cost

Recently we completed a renovation and extension on a lovely older character home in Mount Hawthorn. The clients wanted a modern home extension that tied in with the current character of their home.
The job included demolition of on an old sleep out and laundry which was then built out to construct a new 73m2 timber frame extension. The extension included a new open plan kitchen and living space.

The extension was constructed by adding on a modern colour bond skillion roof which created a high raking ceiling within the open plan living space. The Skillion roof made it appear much larger than had the clients opted for a standard double brick pitched roof at 2.4 meters high.

The price for such a feature roof was like that of a standard double brick 2.4-meter-high ceiling due to the cost effectiveness and flexibility when building with timber.
The raking ceiling flowed out through stacker doors onto a newly paved alfresco area with plenty of lighting for entertaining.

The renovation to the old home involved knocking through walls to convert an old living space to a third bedroom. The old kitchen was then converted into a main bathroom and ensuite.
To tidy up the house the clients had the entire place re painted and the old timber floors were sanded to bring them back to life.​

The result was a stunning newly renovated home and brand new extension where they could entertain and relax with their family and friends.

The cost of the above Mount Hawthorn renovation and extension came in around $270,000 which included everything from design and approval through to all fixtures, fittings landscaping and painting
